Welcome to The Letting Shop and congratulations on finding your next home.

We are an independent office based in the centre of Chippenham, Wiltshire offering a wide range of accommodation from fully furnished studio apartments to 5 bedroom family homes. Our properties are renowned for being in good condition regarding furnishing and cleanliness.

Our sole purpose is to rent and manage properties in a professional manner.

We are responsible to the landlord and organise:

  • Marketing of the properties
  • Arranging and accompanying viewings
  • Checking the references for tenants
  • Conduct a detailed move in with a comprehensive inventory
  • Assist with the utility companies and set up standing order payments for rent collection
  • Attend periodic visits on managed properties
  • Instruct contractors to attend any repairs approved by the landlord

We don't presume everyone is an expert when it comes to renting a property. The following information is to help in the process of course you can always speak to any of our ARLA qualified staff if you have a specific question.

After your reference application has been submitted and your reservation fee has been paid the property will be removed from the market. The fees are £180 inc vat for one application & £270 inc vat for 2.

You will have a few days to arrange your deposit this is usually 6 weeks of the monthly rent and the first months rent.

During this time we recommend that you take out tenants insurance. If you have an existing policy, make your insurers aware of any changes. If you need assistance in this matter we can arrange quotes for you, once again just ask.

You should be aware that the first months rent and deposit is due in cleared funds before the keys can be released on the day of move in. You can pay by debit card, bacs transfer or bankers draft.

The deposit is held either by us the agent or the landlord in accordance with the Housing Act 2004 with the Government's Tenancy Deposit Scheme.

On the day of move-in you will be required to attend the office to sign the original Tenancy Agreements - please note all parties will need to sign the Tenancy Agreements ie joint tenants and/or guarantors.

After the necessary paperwork has been signed you will be required to go directly to property with a member of The Letting Shop staff.

They will conduct a check-in which involves going through a detailed inventory this document is important and a vital record of your home's condition on your arrival. You will be given a further 7 days to make any additional notes & return to the office.

A copy of the revised inventory will be sent out to you and this document will be used at check out.

You will also be given a "Move-in" Pack – this will include a maintenance guide with useful telephone numbers of our recommended contractors.

We are open 6 days a week but should an emergency occur you may need to call one of the contractors however, please check the definition of "emergency" within the maintenance guide.

The landlord is responsible for all internal & external repairs. The tenant only pays if the repair or breakdown is due to negligence or misuse.

You will sign either a 6 or 12 month agreement and near the end of this period we will contact you to discuss your plans. You will have an option to sign for a further term or with your landlord's agreement go onto a periodic contract (month to month) or you may wish to move to another property.

We operate a financial reward should you rent a new property through us. We cannot however, transfer the deposit from one property to another.

If you wish to give notice please read your tenancy agreement with regard to notice periods or speak to a trained member of staff who will happily assist.

When the day arrives for you to move on you will be expected to surrender the property in the condition less fair wear and tear, that you received it in as detailed in the inventory.

A Property Manager will attend on the agreed date and time and go through the inventory to confirm the condition we would always recommend that a tenant is in attendance.

You may wish to organise professional cleaners especially for carpets and ovens we can provide necessary telephone numbers, however, if we arrange the cleaning you will be charged an administration fee. Please keep all receipts for work that has been undertaken prior to check-out.

Your deposit will be refunded directly into a bank account within 14 days less any cleaning or damages as agreed by both parties.

EMERGENCY NUMBERS FOR OUT OF OFFICE HOURS:
If your property is managed by The Letting Shop (please note if you call out any contractor on an emergency and it is not considered to be an emergency, YOU will be required to pay the contractors invoice.)
